Why zinc is still the default
Corrugated zinc sheeting is affordable, light, quick to install and easy to repair. On a long-span factory or warehouse it is usually the most practical choice, and on a home it is the roof most Jamaicans know.
Its weak points are just as well known: the screws that hold it down, the laps between sheets, and the purlins underneath. A zinc roof is only as good as the structure and fixings behind it, and that is where most of our attention goes.

What a proper reroof involves
- Old sheets stripped and the structure inspected before anything new goes on.
- Rusted or rotted purlins and rafters replaced, not covered over.
- The roof frame tied down to the walls with hurricane straps where needed.
- New sheets lapped correctly and fixed with sealed roofing screws, with closer spacing at edges and ridges where wind pulls hardest.
- New ridge capping, flashing and gutters.
- An optional reflective coating to bring the heat down.
Roof framing
Some jobs start with no roof at all. At Hampden Distillery we framed and zinced a new roof over four 40ft shipping containers, bringing all four under one structure.
We build roof framing to suit the span and the load, and tie it into the structure below so it holds in high wind.

Restoring an existing zinc roof
Not every zinc roof needs replacing. At Adolph Levy & Associates we restored an ageing zinc roof with a waterproofing membrane, waterproofed the gutters, and finished it in silver reflective paint to cut heat and extend its life. More on roof waterproofing.

Frequently asked questions
Should I repair or replace my zinc roof?
If the problem is a few loose screws, worn washers or a leaking lap, a repair is usually enough. If sheets are rusted through in several places or the purlins underneath are failing, replacement is better value. We'll show you what we find before recommending either.
Can you make a zinc roof cooler?
Yes. A reflective coating on top and insulation underneath both cut the heat coming through. We used a silver reflective finish on the Adolph Levy & Associates roof restoration.
Do you do commercial and industrial zinc roofs?
Yes. Recent work includes factory buildings at Hampden Distillery in Trelawny, plus a new roof framed and zinced over four 40ft containers. Commercial jobs are scheduled in phases so the building can stay in use.
How long does a reroof take?
Most residential roof replacements take two to four weeks, depending on size and weather. Larger commercial roofs are quoted with their own timeline.
